Where a fit-out is being provided to win or retain a tenant, we separate what stays with the building from what is tenant-specific, so the owner is not capitalising something that leaves at lease end.

Planned works are matched against lease events, tenant expectations and the intended hold period so capex is spent when it can actually earn.
Each shortlisted option is compared on installed cost, service life, annual maintenance and replacement cost, not on the quoted rate alone.
Base-build and tenant-specific items are split explicitly so the improvement stays with the asset and the rest is charged where it belongs.
Asset registers, warranties and O&M records are compiled so the works are evidenced for valuation, insurance and any future sale.
Watch-outs
HVAC and lighting bought on first cost dominate operating expenditure for the rest of the hold. They are the wrong place to save.
A fit-out shaped entirely to one tenant has little residual value. Keep the base layer neutral and reusable.
Improvements without an asset register and warranty trail are hard to evidence at valuation or sale.
