Whatever is installed will be used by successive occupiers, cleaned aggressively, reconfigured between tenancies and repaired for years. Positioning
We specify for replacement: standard sizes, common finishes, widely available spares and components that a local team can swap without a specialist visit. A slightly dearer chair with a five-year mechanism warranty is cheaper across three tenancies than two cheap ones.
Quantities are bought with a defined attic stock — floor tiles, ceiling tiles, fabrics, light fittings, door hardware — so a damaged item is replaced from the same batch instead of triggering a whole-area change.

Each category is written with a service life, a cleaning regime and a replacement route before it is priced, so the operator inherits something maintainable.
Sizes, finishes and components are standardised across floors and buildings so stock is interchangeable and reconfiguration does not need new purchases.
One negotiated rate covers the whole development, with call-offs released per floor as the asset is opened in phases.
Attic stock, asset register, warranty records and O&M documentation are handed to the operations team at handover rather than reconstructed later.
Watch-outs
Most wear happens during move-in and move-out. Corner protection, robust door hardware and replaceable edge details pay for themselves quickly.
Anything with a proprietary spare becomes an operating liability. Prefer components with more than one supply route.
Finishes are checked against the cleaning products the operator actually uses, not the ideal regime in the datasheet.
