A renovation is a procurement problem before it is a construction problem. The floor is usually occupied, the existing finishes have to be matched or deliberately replaced, and material can only arrive in windows when people are not working. What gets bought is therefore constrained by what already exists.

How this project type is bought

We start with a reuse assessment: which workstations, chairs, doors, light fittings and AV can be refurbished or relocated, and which have to be replaced. That decision usually moves the budget more than any negotiation on new material.

Where finishes must match an existing batch, we chase the original manufacturer and batch reference first; where matching is impossible, we recommend a clean break at a defensible boundary rather than a near-miss that reads as a defect.

    Condition and reuse survey

    Existing assets are graded keep, refurbish or replace, with photographs and quantities, so the new buy covers only what genuinely has to change.

    Match or break decision

    Every finish is confirmed as matchable, substitutable or a deliberate change, with samples approved against material already on the floor.

  3. 03

    Zone-by-zone release

    Orders are released per zone so only the area under work is disturbed and the rest of the floor keeps operating.

  4. 04

    Out-of-hours delivery

    Deliveries are scheduled to evenings, weekends or agreed shutdowns, with lift booking, protection and waste removal planned with building management.

Discontinued ranges

Finishes bought five years ago are frequently discontinued. Confirm availability before the design promises a match.

Dust, noise and smell

Low-VOC finishes and pre-finished material reduce the days an occupied floor is unusable, and are usually cheaper than moving people out.

Storage on site

Occupied buildings rarely have space to hold material. Staged deliveries and off-site warehousing prevent corridors becoming stores.
