A conventional lease gives maximum control and the maximum management burden: you design, build, staff and maintain the office, and you carry the term. Coworking gives speed and flexibility but places your team in shared space with shared standards. A managed office sits between them — dedicated space, built to your brief, operated by someone else.
For most organisations the deciding factors are team size, how predictable headcount is, whether the space needs to reflect your brand, security and compliance requirements, and how much internal management time exists to run a fit-out and a facility.
Because we are a consulting practice first, we will model the alternatives before recommending a managed office. Where a conventional lease is genuinely cheaper across your planning horizon, we will say so.
