A managed office your team can move into and use.

A managed office is a workspace built to your requirement and operated on your behalf. You get a dedicated, single-tenant space with your layout, branding and IT standards, without running the fit-out project or the facility operation yourself.

Single tenant

Your floor, your brand, your access rules

Built to brief

Layout planned around how your teams work

Operated for you

Housekeeping, maintenance and vendors managed

One arrangement

Space and operations under a single mandate

Managed office, coworking and conventional lease

A conventional lease gives maximum control and the maximum management burden: you design, build, staff and maintain the office, and you carry the term. Coworking gives speed and flexibility but places your team in shared space with shared standards. A managed office sits between them — dedicated space, built to your brief, operated by someone else.

For most organisations the deciding factors are team size, how predictable headcount is, whether the space needs to reflect your brand, security and compliance requirements, and how much internal management time exists to run a fit-out and a facility.

Because we are a consulting practice first, we will model the alternatives before recommending a managed office. Where a conventional lease is genuinely cheaper across your planning horizon, we will say so.

How a managed office is delivered

It starts with the same demand work as any workspace project: how many people, in what roles, at what attendance pattern, needing what mix of desks, meeting rooms and support areas. That produces an area requirement rather than an assumption.

The space is then planned and designed around that brief, coordinated across architecture, interiors, structure and MEP, procured and executed under governance, and handed over ready to occupy. After handover, staffing, vendors, maintenance and facility standards are managed under an operating mandate with monthly reporting.

FAQ

Questions we are asked most

Coworking places your team in shared space with shared standards and shared facilities. A managed office is dedicated, single-tenant space built to your specification — your layout, branding, access control and IT standards — while the operation is handled for you.
