Leasing is not finished when an agreement is signed. Occupancy performance depends on who was signed, on what terms, how quickly they were onboarded, whether the space suits how they work, and whether the renewal conversation started early enough. This mandate covers both halves — acquiring tenants and managing occupancy afterwards.

Vacancy pressure produces bad tenancies. Space gets let below its position, to occupiers whose requirements do not fit the floor plate, on terms that create problems at renewal. The remedy is a pipeline wide enough that the owner can choose.

We define the target occupier profile from the property's real characteristics, price it against comparable managed and conventional space in the micro-market, coordinate a broker panel rather than leaving it to whoever calls, and qualify enquiries before they consume site-visit time.

Negotiation covers more than the headline rate: term, escalation, lock-in, fit-out contribution, common area treatment, service inclusions, security deposit and exit conditions all affect the effective yield.

Occupancy management after handover

Once occupied, the questions change. How much of the let area is actually used? Which spaces are consistently empty? Are shared facilities under pressure at peak hours? Which tenants are approaching renewal and what is their likely position?

We track occupancy against area and income, review underused zones for re-planning or release, keep escalation and renewal dates visible, and report monthly so the owner is never surprised by an exit.
