What management actually covers
Property management is often reduced to housekeeping and rent collection. In practice, the cost and risk sit elsewhere: in maintenance that is done reactively, in AMCs that renew without review, in utility consumption nobody benchmarks, in compliance documentation that lapses, and in tenant issues that are resolved late enough to affect renewal.
Our mandate covers the operating layer end to end — the on-site team, the vendor panel, the maintenance calendar, the asset register, utilities, compliance records, tenant relations, billing and collections, and the reporting that ties it together.
The objective is stability. A well-run building holds tenants longer, spends less on emergency repairs, and produces a documented record that supports rent reviews and, eventually, valuation.
